Today, officials from the Bowling Green Area Economic Development Authority (BGAEDA), the County of Warren and the City of Bowling Green, along with members of the Bowling Green Area Chamber of Commerce, the Inter-modal Transportation Authority (ITA) and Scott, Murphy & Daniel, LLC, celebrated the groundbreaking of Speculative Building V at the Kentucky Transpark.
The building is scheduled to be completed in September, 2014 and is the fifth speculative building to be constructed at the Transpark in the past seven years.
“The South Central Kentucky region offers a competitive location for companies that are looking to relocate or expand. The convenience and benefits of a building of this type provides companies with a facility that can be customized to fit their needs,” stated Brad Howard, Chairman of the BGAEDA. “Our successes with previous speculative buildings are a testament to this. We are proud to be a part of the development of the Kentucky Transpark and it is because of our partnership with TVA and the Inter-modal Transportation Authority that this project is possible. We appreciate their continued support.”
Before even breaking ground on Spec Building I in 2007, the EDA sold the structure to American Howa Kentucky. Since then, three more speculative buildings have been completed and purchased after being on the market for less than a year.
Most recently, Austrian- based plastic packaging company Alpla, Inc. purchased Speculative Building IV bringing $22.3 million in capital investment and 72 new, full-time jobs to the region.
“The Kentucky Transpark has played an integral part in the economic development and growth our region has experienced in recent years,” stated Gary Dillard, ITA Chairman. “The construction of Speculative Building V will be yet another asset to the Transpark providing prospective companies with a potential location. We look forward to welcoming a new corporate citizen to the region and to the Kentucky Transpark.”
The Transpark has a substantial economic impact on the region and as of January, 2014 employed more than 1,100 South Central Kentucky residents.
“Not only is the Kentucky Transpark an important part of the business climate in the region but it is a vital part of the community. Without the collaboration among the organizations and leaders here, we would not have experienced the remarkable success we have seen in recent years,” stated Mayor Bruce Wilkerson.
Scott, Murphy & Daniel, LLC will serve as the building contractor for the project, with Ken Lasley, AIA as the building architect and Arnold Consulting Engineering Services, Inc will be serving as the site engineer. The City-County Planning Commission of Warren County approved the detailed development plan for the project.
Speculative Building V will be a pre-engineered steel structure with steel insulated panels spanning 108,000 SF. Situated on 24 acres, the occupant will be pre-approved for a 300,000+ expansion with the option of expanding up to 756,000 SF on 45 acres with additional Detailed Development Plan approval. The building will meet the American Institute of Steel Construction Standards.
Other features of the building include:
· Dimensions: 300 feet X 300 feet
· Eaves Height: 38 feet
· Roof: 24-gauge steel standing, seam-insulated panels
· Walls: 24-gauge insulated sandwich panels and 8-foot block wainscot
· Floor: Four-inch dense grade aggregate; eight-inch concrete floor capable
· Foundation: reinforced concrete
· Columns: Two rows with 40 feet by 100 feet spacing
· Docks: One drive-in door and two docks installed; expandable by tenant to specifications
The Kentucky Transpark offers tenants access to rail service and major highways and is in close proximity to Interstate 65, International Airports and the Owensboro Riverport.
